Our approach

We are opportunistic by design and vertically integrated by structure. The first half means we know what kind of situation we’re hunting for. The second means that once we find one, nothing gets handed off.

Where we find opportunity

Opportunistic describes where a deal comes from, not how much risk we take. These are the situations that produce most of ours.

Relationships, on and off market

Sites and assets that never reach a broad marketing process. Ten Sixty Interchange came to us this way. We work closely with brokers across our markets to see opportunities early, and to give a straight answer quickly when one is brought to us.

Seller-driven timing

Exchange deadlines, estate situations, partnership splits. Sellers who need certainty and speed more than they need the last dollar.

Obsolete buildings on good sites

Well-located property whose current use has run out. The land is right, the building isn’t, and other buyers price the problem rather than the potential.

Basis dislocation

Submarkets where pricing and replacement cost have separated far enough that building beats buying.

How we select markets

We concentrate on high-growth Southwest markets and test each one against the same three conditions.

In-migration

Sustained population and employment growth driving real absorption, not speculative demand.

Constrained supply

Locations where new product is genuinely hard to deliver, which protects what we build.

Basis advantage

Pricing that has separated from replacement cost enough to justify development risk.

Acquisition to disposition

Every stage sits with the same team. Decisions stay with the people who underwrote the deal, and our partners have one accountable party from first look to exit.

01

Sourcing

We are on the ground in our markets rather than underwriting them from a distance. Deals reach us through a local network built over years, among owners, brokers, and the design and construction community, which is what surfaces opportunities before they are broadly shopped.

02

Underwriting

We underwrite conservatively and quickly. Opportunities without a real margin of safety are filtered out early, which means a straight answer either way rather than a listing tied up while we decide.

03

Pre-development

Design, engineering, permitting, and consultant coordination run by us. On Rooks Industrial Gateway that meant taking a 74-acre site from a residential zoning designation through council approval and into full entitlement.

04

Capitalization

We structure the equity and debt around the business plan, and we invest alongside our partners on every deal. Delivered assets have been carried through to permanent financing.

05

Construction

We select and manage the general contractor directly, holding cost and schedule against the numbers we underwrote rather than a revised budget.

06

Leasing

We run lease-up with institutional brokerage alongside us.

07

Asset management

We manage on the ground rather than from a distance, through construction, lease-up, and hold. Where a national operator runs day-to-day operations, asset management stays with us.

08

Disposition

We decide when and how an asset comes to market. Execution goes to brokerage teams with a proven record of exits in that product type, selected for the asset rather than defaulted to out of habit.

Bringing us a deal

We are ready to talk.

We build ground-up industrial, redevelop well-located infill property, and climate-controlled self storage across high-growth Southwest markets. Within that, our approach is deliberately broad. We look at a wide range of sizes and structures, and we would rather have a conversation than screen something out on paper.
