Pine Creek Real Estate Partners is a developer and investment manager working across every phase of the real estate life cycle.
Who we are
We build ground-up industrial and climate-controlled self-storage, and redevelop underused infill properties into Class A industrial, in high-growth Southwest markets. The firm was founded by Dominic Alba, following over twenty years in real estate and real assets across the utility, fund management, and development industries, including assets developed and capitalized in Arizona through Crimson Canyon and affiliated entities.
Every asset we have delivered has leased ahead of underwriting. Our completed projects have been carried through to permanent financing with institutional lenders, and our development capital has come from national fund managers, opportunity zone funds, and family offices.
What opportunistic means here
Opportunistic describes where our deals come from, not how much risk we carry. We look for well-located sites priced below what they could become: property that never reaches a listing, buildings whose current use has run out, sellers who need speed more than the last dollar, and submarkets where pricing has separated from replacement cost.
What follows is conventional development discipline. We underwrite to a standard, we walk when a deal doesn’t clear it, and we build to a specification a core real estate institution demands.
Vertically integrated by structure
Sourcing, underwriting, pre-development, capitalization, construction, leasing, asset management, and disposition all sit with the same team. There is no associate layer between our capital partners and the decisions, and nothing waits on an internal approval that isn’t real.
Each project is staffed with the full complement of disciplines an institutional developer carries — architecture, engineering, construction, leasing, and property management — selected for the specific product and submarket rather than defaulted to out of convenience.
Leadership
Pine Creek is intentionally lean. I underwrite, capitalize, and manage every project personally, and build a specialist team around each deal rather than carrying one between them.
Dominic Alba
FOUNDER AND PRINCIPAL
Dominic Alba founded Pine Creek Real Estate Partners after 20 years across the utility, real estate, and fund management industries.
He has delivered every project in his portfolio, from site through construction and lease-up.
Before Pine Creek, he was Founder and Managing Partner of Crimson Canyon, and previously led the finance, accounting, and investment functions at a private equity fund focused on agricultural land development. Before that he served nearly a decade as assistant treasurer at UNS Energy Corporation, where he led the acquisition of roughly $1 billion of infrastructure and renewable assets, worked alongside construction teams delivering large-scale capital projects, and raised approximately $2 billion of debt across public and private capital markets.
He holds a B.S. in Finance from the University of Arizona and completed executive education at the Eller College of Management. Outside the firm, he spends his time with his family and serves on the advisory board of his children’s school.
Alignment
We invest alongside our partners on every deal. We joint venture rather than syndicate passive capital, which means our equity partner participates in major decisions and sees the underwriting, the diligence, the bids, and the schedule directly.
